Made ton Business of Owning Houkes' Ohe of Prefit in Omaha, Advance of ““There are fewer vacant houses in Omaha than for ten years.”—W. T. Graham. “One-fourth less empty houses than last year.'—Judge J. W. Lytle. The real estate and rental businesses are in a very healthful condition this fall, and the men haniling large numbers of houses and lots have the prosperous feeling to & gratifying extent and look forward to two things as rot improbable with early spring, namely@a normal increase,in rents and the building of & comparatively* large nimber of residence houses. These things in tufw will very favorably affect the price of:real estate, A stroll about the residence portions of this city will' convince any disinterested ob- server that there are practically no com- fortable houses vacant and that the supply of undesirable houses which, because of o cation, condition or unsuitability, would naturally be the last cholce, is also very, mited. Chance for Higher Rentw, “There are_very féw houses of any kind anywhere in the city standing empty now," said Judge Lytle, who Is not now very actively connected with the business, but keeps a close eye on the situation. “In looking over the pApers the other day I no- ticed that there were seven times the num- ber of houses for sale that there were for rent. 1 have perhaps Been more of an ad- vocate of the advancing of rents than most of the real estate men, but I think this ad- vertising showa that I am right. Houses have not until recently paid as investments, but I think that there will be a change in a short time. In the first place, there were a large ntimber of cheaply constructed houses—costing, say, about $§1,600—put up 1900 or a yéar or two hefore thdt. ~These are begling to wear out now, and ag they got less useful a large demand for new, buildings will spring up. This Wwill have the effect of raising rents, and when that is done good new Houses will be put-up be- cause they will be paying investments. And the further effect will be the withdrawing of & large portion of the houses now- listed for sale, or at least will add- a considerable figure to their selling price.” All of the merhandling from 200 to 300 houses are turning away dally applicants who desire to rent. A conslderable portion of these are from out of town. W. T% Graham's statement that out of about 20 houses In the hands of himself and W. G. Uré only three were empty = yesterday shows the condition. According to Mr. Gra- ham rents have increased during the last two years 10 per cent and an Investor now bullding would be assured of practically 10 per cent iritome. Bullding Better Hounen. Houses are now belng hullt Here and there all over the city, showing the faith® investors have in better conditions. ‘These houses and those built during the last few years are of a better class than the houses put up in the boom times before 188, Then' the houses were for the purpose of specula- tlon ‘and lightly and cheaply constructed, Now, however, they are put up as resf dences or for the purpose of rental and are. buflt with the idea of long ccntinued good condition. A, better idea, too, has beén reached as ta the- requirements of-a com- fortable house and of what the renter de- sires. - Many of the older houses are bejng" glven new Nfe by interfor reconstruction, and much of this work will be done next year. The eneral movement of people -from boarding hauses and downtown flats in. the spring to cottages and residences farther from the center of the city Is of yearly oc- currence, and the real ‘estate and Trental men gay that with the houses so filled now at the beginning of cold weather: there fs promise of a house shortage, which will make the finding of ‘suitable homes more difficult than it has heretofore been for many years. } o Vemom in "Ewm, No polsonous purgatives entet into ' Dr. King's New Life Pills.
