FINGKE, —— +> -—____—_. REAL ESTATE MATTERS. ~< aw Rise and Progress of the Past Year's Transactions—The Effect of the Mect- img of the State LegisJature To-Day on New York Property—Some Plain State- ments Concerning Rapid Transit—The Re Demanded Why the Various Roates Are Not Completed—A Heavy Business for Twelve Months Past by One Broker. The year just passed out of existence will long be remembered by the real estate interest as having been one of the most eventful, as well as prosper- ous, in the history of New York city, Sioce this time twelve months ago the price of properiy on this island has steadily increased and, instead otf diminishing, is still further advancing in rates. The justice of the rise we have several times and on various occasions commented upon, and shall continue to keep a supervision of the real estate market and its fluctuations and note every detail! appertaining to its transactions, ‘To-day our State Legislature begins its regular session of 100 lawiul days, which, however, may be prolonged to last thirty days more and even yet longer. The enactments that this body will pass concerning this city must naturally bave a at al) bearing upon real estate in New What we mostly need, and that very badly, is a systematic and feasibie. oan of rapid transit on | both sides of Manhattan Island, but not on paper, bat carried into racticability within the shortest possible period after the granting of the charicr and under penalty of heavy damages. We have now no less than four different rapid transit schemes, three of which possess the Jesal authorization, one 1s. partially completed and tie other two are still in embryo. ‘The single track elevated road running from the Battery to Twenty-ninth strect, via Greenwich | street and Ninth avenue, is for the distance it | traverses all that can be desired, in point of specu | and accommodation, yet the owners are tardy In extending its usefulness to the promised terminus (Yonkers), either for the want of means or soine | Sener, caus but certainly not from a lack of patronage which it would receive if in operation 18 full length, The Gilbert Elevated Road hag been a promise poy future. The undertaking’ is so vast that long time was required to gather such a large amount of capital required to construct go huge a | thoroughfare. We learn, however, that the neces- sary funds have been obtained, and that the work COLO FFICE OF 7s CANADA “SOUTHERN RAILWAY | « of building this route will be pushed forward with | the utmost emergy. | Vanderbilt's underground railways have not | even as yet become the beginning of @bore. No { one hears aught of the undertaking, although, in order to gull the generous wi tapi he board of en- | gineers hag been appointed to make surveys, the |-company (?) Lee Pad merely to save Its charter, and, as far he outsiae world ts con- cerned, nothing more is known concerning one of the most valuable grants ever extended by the State to a close corporation. Prepay, wan investi- gating committee will throw some light on the Faniese whether rapid transit isa public require- ment, and to be onic by the present owners of the charter, or if the company is to keep the “sheepskin” carefully stowed away in order to de- bar ‘others from Komi. this much-demanded re- quirement, The question arises—""Hag the public any rights which Commodore Vanderbilt and asso. ciates are compelled to respect 1” Another rapid transit. scheme is the “Tier Rail- road,’” said his enterprise has not as yet becn ‘here is no use in mentioning the same at time Rapid cranme iy absolutely as necessary to both sides of New York, cast and west, as is a title deed to a piece of landed property. Let the question theredt be put to a gengral vote and it would re- ceive an almost unanimous demand for its speedy construction, Our hope rests in the Legisixture, and to this body we leave the subject for an ealiy and favorable solution.
