THE REAL ESTATE MARKER. Continued Activity and Im- portant Sales. HARLEM INVESTMENTS. Valuable Down-Town Business Properly ; Under the Hammer. DETERMINING VALUES. WHAT CONSTITUTES “THE CITY.” Particulars of Yesterday’s Transactions. The attendance at the auction sales yesterday Was encouraging to the promise of activity in the ‘Market, which we have before noticed. The prin- cipal attractions were the sale by Mulier, Wilkins & Co., of improved business property on Exchange place, Broad, South and Pearl streets, under an order of the Supreme Court; of improved property 00 Broome street, near South Filth avenue, and by A. J. Bleecker, Son & Co., of a uumber of lots at the upper end of the island, variously located in Har- tem, This district still retains a front place in the faver of inveators since about 1835, when it first began to attract attention as a promising fleld of *peoulation, It has witnessed some reverse of ‘values in the interim, however, lots that in that time sold at $800 and $900, selling again at $9 and $10, ana later at $40, with a profit at that figure. Some of these lots have since sold at $2,600 per lot, ‘The various projects looking to the improvement of Hell Gate and the opening of the Hariem Canal -have stimulated ACTIVITY IN HARLEM PROPERTY, @epectally on the east side, from time to time, aa the Prospect of their accomplishment seemed near or remote and the influence likely to be exerted by hese works impressed itself on men’s minds. Thus, @ writer in an evening journal in 1860, disoussing the future of New York reai estate, mado the fol- dowing prediction:—*That Harlem River, from the North to the East River (now being made navi- gable), wili soon be the great depot for coal, wvod, dumber, brick, hay, lime, fruic, vegetables, -&0.; and that it will be lined the whole length with Canalvoats irom the lakes, which will never go ‘below Marlem River to discharge their cargoes, The present business of this kind now done at Whitehall must be located on Harlem River. Whitehall will then ail be needed for the dncreasing foreign commerce. At the present moment all the grocers above Twentieth street can go to Harlem River in tess ime and much easier than to Whitehall. Nearly all the vacant ground, to build on which buildings material wilt be Wanted, is now on average above Fortreth street, aud, m ‘point of ume and facility to builders, nearer to Harlem Kiver than to We lumber depots in the ‘tower waras.’? It will be seen that, although the prediction is yet short of its fulfilment because of the delay in the proposed opening of the tlariem Canal, yet that the Srowin ol (he city has Leen steady in that direction, ‘while the stimulus Which would ‘be given to build- 4ng in that section by the completion of this work 18 08 patent now as it was Licn and as strong an in- centive to steady invesiment, sis movement is Not confined to tarlew proper, but extends along the whole of the east side down to Fiity-ninth street. The smaller German capiialists are large buyers here, The sale to-day ouered A FAIR THT OF VALUES 4g the nelgnborhood where the several lots disposed of are situated, and tue vidding and attendance ‘evinced the interest we nave above relerred to.
