The real estate mortgage loan market in July showed the first upward trend | in recent months, according to a| monthly compilation of the volume of realty mortgages recorded in the princi- pal urban districts, issued by Nelson, | Hunt & Co. of Chicago, specialists in real estate and mortgage financing. | Official figures from selected repre- sentative metropolitan areas. compiled in the survey showed that the total| of real estate mortgages filed in July was 7 per cent larger than in June Thirty-five districts, where compara- tive data was available, reported a total in | builder spite the increased volume in said the survey, “the total of 1931’ mortgage loans to date is still far below that of 1930. The extent of the | decline in the volume of real estate mortgages filed is indicated by the fact that the May total of this year was | 17 per cent below last May, June 26 per cent less than last June snd the July ;0?,-5] was about 11 per cent below July, The figures, which covered 36 dis- tricts, comprising more than half of the urban population in the United States, reporting a total of $222,105.277 in Teal estate mortgages, showed that 13 clties reported a gain in July over the same month in 1930 in the volume of real estate mortgages recorded. De- troit with a total of $19,988.462 showed the largest increase, exceeding July to- tal of last year by $12.900,000. Mil- waukee was second. its July total being more than $3.700,000 greater than a year ago. Pittsburgh with a total of $11,461.837 showed an increase of $2,.- {100,000, Omaha with & total of $2,167,- 423 and White Plains with a total of 1$10.470.162 showed increases in excess of $1,000.000 over last July. Birming- ham and Toledo showed increases of more than $500,000 over a year ago. Other cities showing a gain in mort- gages filed were Bridgeport, Conn.; Buffalo, Minrieapolis, New Haven, New Britain and St. Paul. It doesn’t have to be & musical sort of noise either. Just the clashing of trays and the rat- tle of dishes are enough, it was shown recently in a test con- ducted in a large New York cafe- teria. The place had & big patronage, but it was very noisy, so the man- agement decided to install a soundproof ceiling and floor, ac- cording to the American Archi- tect. At once the patronage be- gan to decline. Fewer and fewer diners came until at last, in des- peration, the proprietors had the soundproofing removed. Imme- diately custom incressz2d. Wy- man, member of President Hoover's Conference on Home Building and Home Owning, writing in a current issue of The American Architect It considers, rather, he says, design, materials and construction, for leading loan assoclations have found that a small, well designed house is a much better “risk” than a big mansion which has been carelessly “thrown together.” “Some of the most successful build- ing and loan associations in the coun- try now insist that homes on which they lend money be designed and con- structed according to thelr standards,” Mr. Wyman declares.
