Does the remarking of a narrow street into a wide thoroughfare, a now familiar plan in Washington, have the effect of waving a magic wand over the property | fronting that traffic artery, and, for the reason of the widened street only, caus increase in the value of contiguous real estate? Will the inconvenience to busi- nesses fronting on a street in the process of being widened be of such proportions as to offset completely the advantages which might later come to the building in which those businesses are situated? Is residential property value increased | substantially by street widening in resi- dential sections of a city? Seeking to answer these questions with facts and data, the city planning committee of the National Association of Real Estate Boards has chosen for one of its principal topics of investiga- tion during this year the effects of street widening on real estate values, it is announced. Bartholomew Is Adviser. ‘Harland Bartholomew of the St. Louis City Planning Commission is to act as | adviser in the work of the committee during the coming year. Mr. Bartholo- | mew is a member of the board of gov- | ernors of the Institute of City Planning | and was adviser and director of the | preparations for the zoning ordinances | ©of Washington. | That the American city, whose growth | has been 5o rapid that, in many cases. a settlement founded with the prospec of remaining a village has suddenly be- | come a thriving industrial town, is be- | coming increasingly aware of the value of city plans which outline the best do-‘ velopment of tho community for the distant future, is indicated in a re(‘ent! tabulation of city planning commissions | in the United States, compiled by Lester G. Chase, under the division of building and housing of the Department of Com- merce. In an introduction to the tabu- lation the following summary is given: | | Value of Plan Recognized. “At least 691 municipalities in the United States have recognized the value of farsighted planning for their orderly | physical develepoment by establishing | official planning commissions or boards. | * + ¢ 'Pased on the 1920 census fig- ures, 208 of the 691 municipalities listed | are cities of over 25000 population, while the remaining 483 are communi- ties of varying size down to village Jess than 1,000. Several of the small- | est of these have under 500 inhabi- tants. “Geographically, the interest in city planning is also widespread, Massachu- zetts showing the greatest number of commissions in any one State, with California next. Considering the pop- ulation and total number of communi- | ties in the State, Wisconsin, Illinois, | Kansas, Texas and Florida all show a | decided activity in this field.
