The apertures’of the pipes of the Sprinkler have filled with dust and lint, and when needed have frequentiy proved inopera- tive. At other timesa whole building has been: drenched and goods damaged by reason of a ‘slight fire in a single room or at the mere sus- Picton of fire through lack of coolness and judg- ment on the part of the man who opened the valves. The possibilities of both these annoy- ances are removed by the automatic sprinkler to which reference is made. The holes in the pipe are covered by metallic caps fastened by a Solder which melts at 155 degrees Fahrenheit. ‘The clogging of the pipe with dust is thus pre- vented, and when a fire occurs the solder melts and the water ts let down where it will do the most good, and nowhere else. ——_—_. It has been decided by a New York court that when a person Who has hired a house is unable to obtain possession through the refusal of the old tenant to move, the landlord ts not lezally bound to refund the rent that may have been ad- vanced. As a failure to take possession is caused by the wrongful act of a third person, and not by any act of the landlord, it is held that the latter fs not Mable tothe new tenant for the consequences of the wrong.
