Reference was made in this colamn, a day or two ago, to the disquietude in New York business circles ip consequence of the diver- and twenty-eight lots located on Fourth, Park, Madison, Fifth, and Eleventh avenues and various up town streets, took place, The bidding was slow, and the prices paid ranged from twenty-five to fifty per cent. less than they would have brought two years ago, in some cases barely covering the mortgage oo them. This sale, with other private dispo- sals of vacant and oceupied property, shows that real estate bas suffered an enormous depreciation in value within a couple of years In New York. In some cases the shrinkage amounts to over fifty per cent., and sweeps away the whole margin between the mortgage and the former valuation. Hundreds of real estate operators who sup- posed they were rich find themselves poor, if not actually bankrupt, by this unexpected cotlapse of speculative prices, and even say- ings banks and Insurance companies have in some cases found it impossible to realize the full amount advanced on mortgage security. The New York papers, however, profess to Sind & silver lining to this dark cloud. The Graphic, commenting upon the matter, says that this sudden and tmmense tumble in real estate will make hundreds of people who had supposed themselves rich on broad margins, penniless, but that it will break the rule of the real_estate ring, which inflated prices to @ fictitious standard and succeeded in rais- ing the assessments far above their proper level. The rapid growth of Philadelphia is largely owing to the fact that land in that city is comparatively cheap, while in New York it has been held at fabulous prices. A tumble of fifty per cent. in the price of real estate Would therefore, it is argued, prove a real gain to the city in the long run by increasing the demand for stores and houses, and their sale for actual oceupancy.
