£0 THE REAL ESTATE. A Somewhat Active Market and a Firmness in Prices. Several Notable Transfers Con- ckaded During the Past . Week. Summary. of the Important Sales —Building Permits, Etc., / (Ete. THE MARKET. As shown by the record of transfers published daily during the last week the sales of property have not been specially active. The market, however, is decidedly firm, Holders and buyers are generally wide apart in their views, and in most cases there isno pressure on the part of ownersto sell. Parties whotound themselves seriously embarrassed after the firo and the panic have closed out their holdings two or three years ago, generally at a ruinous joss, und those who have beenable to pay their interest and taxes—the latter almost confiscating whatever equity they still held—are now determined to hold on for a further rise. .Mortgaged property ~ ifke the Kendall Block has generally fallen into etrong hands, who pay what the property is worth, the holder’ getting the equity and the mortgageor his money as fast as it comes due. ‘As in all such cases, the pending political can- ‘vass bas much to do with the inactivity in the real-estate market, Capital isproverbially cau- tious. People do not like to invest thelr money when the value of their vurchases may de- pend upon a radica! change in the financial pol- icy of the Government. The country was never 60 prosperous. There never wasatime when ‘money was 89 abundant,—nct the mere prom- isesto pay of wildcat banks, but actual ccin. 2 Europe is sending us milifons every week, and the vast products of ourown mines, with most of the interest on our public debt, remain in tbigcountry. And yet the mere possibility that the men who fought four years to destroy the Government may get control of it very justly makes the capitalists of the country, greatand small, told on to their funds till these great question are-decided. Those who have the nerve to invest in realty should our political and financial affairs remain as now in aerate, patrioulc hands, will be sure to realize profits, while those who wuit will at least tage their money for future operations. ‘Though the sales have been below the average in number during the it week, some have been important and for comparatively large Seures ae et of is, tag vetwe Sennen ly rt of Cam y’ ween Thirty- et and patty third the lake shore ‘and South Pare neenues. oc rome thirty acres, to Mr. G. Knowlton to erect a two-story arelling, No. 18 ‘Winthrop street, to cost $2,000. MORTGAGE SALES. Mortgage sales very often do not give any true index to the value of property. The prop- erty is generally bid off to the holder of the mortgage. sometimes above and often far below the current price of the property. This is specially true of the southwest corner of Wash- mmgton and Dearborn streets, 90x40 feet (Kendall Block), reported in last Wednesday's sales, to ‘Therese Wineman for $60,659. The property ‘was purchased forMrs.Wineman several months ago for about $177,000, and the sale under the mortgage for which it was now sold was part of the purchase money. We presume it was made to perfect the title. WESTERN INDIANA ‘RAIL WAY. Chicago is interested in this road mainly as the line over which the Grand Trunk Railway is to reach the business centres of the city. Last Wednesday we published the decision of the Supreme Court of the State, granting all the Company bas asked for, and probably the road will reach its destination at Twelfth street atan early day. That the influence of the ad- vent of this great through line on the growth and prosperity of the city will be salutary and lasting there can be nd doubt. It will also have a marked effect on the realty below Twenty-second street and its proposed terminus, possibly depreciat- in. some instances, but gen- e healthy and _ stimulati ‘The latter will be more especially true if it stops at ‘Twelfth street, for if it insists on coming north to Van Buren it will about absorb the remaining space between Clark street and the lake shore, leaving only the half of Clurk and State streets and Wabash avenue ‘for travel and transit between the ‘business centre and the entire south side of the city. Michigan avenue has passed under the control of the Park Commis: sioners, and will be used for pleasure driving. It would be a calamity both to the Company Wielf and a very greatone to the city to have the lines come north of Twelfth street, The Com- pany alread! owns the land needed for its pur- poses up to Twelfth street; it has several tine freight and other buildings, and it is hoped that it will be able to occupy them on or re the Ast of October. - DIVIDE THE TOWN OF LAKE,;* - To the Editor of The Chicago Tribune. ,* Carcaco, Sept, 11.—The west half of the‘Town of Lake properly belongs to the east hei of the ‘Town of Lyons. That would make the town- ship whatit was surveyed and Djarked out by the Government. It would a!35 make a homo- geneous farming town, Where the people could flect honest men to Aili the town offices, and not ‘have their property’ confiscated in taxes. The west half of the Town of Lake has no affinity. with the Stock-Yards and immense packing- houses on the east half, and the owners of prop- aay west of Blue Island avenue have been rob- beyond endurance by the remorseless ras- cals who run the town in the interest of the Bet corporations, whose creatures these vil- jains are. rpsince the" ‘Tweed gang in New York ‘was broken up there has not been more system- atic and enormous robbery any where on a much smaller soale, itis true, than landowners in the Town of Lake have suffered. It. doubted whether the Turkish tax-mas- been able ‘to do worse. As the town is now constituted there geems to be no relief possible, These great corporations merely. intimate to. their willing Jenaves who should be etected, and thousands Gependent ‘operatives are ready to do their idding. The enormous takes the people have Boew forced to pay is not the worst of it. These legal robbers by this very means depreciate the pro} from 30 to-49 per cent and render it un- salable. able is the reason why property south- west of city rules at so low a figure. Of course nobody wants it while these hireling, Shove es nds confiscate it every’ four or aye years for their own and neiit, Only one possible. escape seems to be left for the property-owners in the west half of the town. Either set it off and make anew town of it, ortake as much from Lyons and make the township as surveyed by the Govern- ment If the County Board can do it, the con- ‘ederated thieves about the Stock-Yards would aGuntlese manage in some, Way to defeat the measure; but if properly presented next winter, the Legislature woul pea dotiess do it. Here is the only chance left tor the people who live in the wrest half of the town to escape from the terrible robbery which they have suffered for tne last half-dozen years. Let them orgunize and prepare to make a vigorous effort to get comberning, like ‘justice from the proper =” their masters’ oo INDECISION, Tlove her!
