15 UNDAY. SEPTEHBER .25, 1875— BIXTBE EN PAGES e 3 i AUCTION SAL X REAL ESTATE., Bal-Estate Improvements on the North and South Sides. Comprising Finei Stores, New Houses, and a lusic~ Hall. Bivalry Between' Michigan Avenue and Worth Dearborn Street. Large South Side Tract Put on the Mar- ket—Sales of the Week. \ The too long neglected corner, at the {riangu- larintersection of Twenty-second street, Cot- Zaze Grove avenue, and Tudiana avenue, is at Jength to be jmproved, Mr. Bernhard Baum has Jeased the property for fifteen years, and +will begin iminediately the crection there of a music hall, with garden, in the stsle of the Central Park Garden in New York, and the Lincoln Park Pavilion in the North Division of The building will stand on the cor- ner, flush with the sidewalk, and will Tun back 136 fect. In the rear will be a summer-garden. “The m ball will be a fine roum, twenty- seven feet high. ‘The cost of the building will Ve $20,000, ana it is the intention of the pro- prietor to make it an attractive resort for the lfovers of Zood music. Although the season is ulready well advaaced to the time when build- iug operations must be laid over till spring, MANY NEW ENTELPRISES sre belog undertaken. The improvement of the sacant Jot on the northeastern coruer of Monroe snd Dearborn streets, it Is promised, wiil soun be under way. Theinjunction asked for azainst the traosfer by the Board of Education of the Jease to the parties who are zoiug to build, it is expected, will ‘soon be dissolved. There will then be no further obstacle to the ercction of the nandsome building, the plans of which are imade aud perfected, aud have been described in this coiumn. The march of new buildings southward on Wabadh avenue is well kept up. The vacsnt sixty-six feet between the new Fui- Jerton Building and the stables, between Mon- roe and Adams streeis, is to be filled up witha handsome five-story stone-front building. The BUILDING PERMITS jssued during the week by the Building Depart- ment number fifty-two. Some of the more im- portant were 8s follows: Wiltiam Sharterberg, two- story etore and dwell- ingon Wentworth avenue, near Twenty-fourth streei, to cost $2,000. The attractions of North Dearborn street as a residence avenue make that thoroughfare the RIVAL OF MICHIGAN ANENGE. On both strects a areat many fine honses are in . course of ercction. The Trustees of the New- berry estatc broke ground during the week for 2 Llock of eight fine residences, at the corner of Chestnut street and North Dearborn street. They will be three stories high, and will nave marble fronts. The corcer bouse, 50x60, has been leascd for five years to the Misses Grant, who_will occupy it with their school: The Eteady coatinuance of Lui ne in this city is he 10 the business of the real estate mar- Xet. There is 3 rrowing demaad from the aug- mentiog poputation for more accummodations. A curprising fact, showing this, is tnat the houses left vacant over May 1 and those built since have pesrly all found tenacts. The con- fidence of Chicugo men in Chicago real estate is based on such evidences as this of the enauring _prosperity of the city. One of the oldest citizens of Cbicago, a man whost ame hus been givento onc of our largest public-school buildings, a heavy own- or of Chicago real cstate, and recently roturned {rom a five-year trip. throuzh all the principal ‘countrics of the world, zives as the result of his observations that nowhere in Europe or Ameri- <2 hs he found any other business point that liad the promisc of such vast future growth as Chicazo. He saw no other city in the world surrounded bv so fertile a country and g0 vig- orous 2 pupulation as tnis. In ten years Chi- cago, according to this enthusiestic friend, will “have 1,000,000 inbabitants, and by the dose of oneration will be the most populous city in the world. It is Dot necessary to aceept an¥ of these brilliant anticipations, but they cer- ainly o in the direction in which' this city is developing, and it is the consciousness of this 1hat gives Chicagoanstheir faith in Chicago’s future. The inquiry for preperty bes been good dur- fnz the week, and oumbers of sales have been made. Wehearof cases in which property has ‘been marked up and offers refused at prices that were solicited a few weeks ago. But this is, of course, not the gencral condition of the market. The rise of prices we have notcd on Aichigan avenuc has stimulated the market in that quarter. A large tract, comorising G} scresin the block between Rorty-sccond :.\ud Forty-third streets, Prairie 20d Indiana avenues, has_been very successfully put on the market by T. B. Boyd. This land has been held by its prescnt owners for twenty-two years, and is now offered at §25 a frout foot, cash. Mr. Boyad has sold six lots out of the twenty-four to parties whointend to build immediately. Thereis a demand for cheap residence property of this kind within easy reach of thc railrosds and horse-cars. It can be improved in the present condition of the building market on the most favorable terms.” Some of the other sales bave been: E. S. Dreyer & Co. s0ld to H. Shillington lot 505106 on Indisua strect, between Clark and Dearborn, for 85,5005 a three-siory brick house .and lot on Chicago avenuc, near tranklinstreet, for H. The fecord, of Philadelpnia, says there are about 120,000 'unsatisfied morteages on property in the City of Philadelphi, of which nearly two- thirdsare held by building and Joan associations. First-cluss mortpages at the present time are as scarce as snow in July. This shows, according to Mr. Craig P. Ritchie, of the Real Estate Title Insurance Company, a well-known expert in hat nearly seven-cighths of in the city is mortzaged. There to 160,000 lots of zround built upou in the v. Including the suburbs. Previous to the year 1806 there were but fow morteages, as compared with those of after vears. The first book to contain a reeord of mortsages was made in the year 1749, Previous to that period mortgages and deeds were en- tered in“the same book. The increase in the number of mortgages from year to year has been astonishing. Each book in the Recorder’s oftice contains a record of ahout 175 mortzages onanaverage. Duringthetermofthe Hon. Alfred C. Harmer as Recorder of Deeds, from the year 1860 to 1863, there were seventy-two of these books. showing that nearly 9,000 mortgages were created in those three voars by this reckon- ing. In the term of Louis R. Broomall, from 1563 to 1566, there were ninety-seven books; in Joshua T. Owen's term, from 1866 to 1869, the number of books nearly doubled that of his pre- decessor, reaching 153. in John A. Houseman's term, from 1869 to 1572, the figures crept up to 208 books; while io the term of F. Theodore Valton, from 1872 to 18 the books reached the enormous figures of 318, showtug that about 53,000 morteages were created during Mr. Wal- .ton's term and entered of record. The term of “Mr. David H. Lane, which expires next January, Wil show about thé same number and perbaps a slight increase over the fizures given above. oy RELL ESTATE PAPERS IN BABYLON. W. St. C. Boscawen has_discovered among the contract tablets in the Britisa Mu- seum two documents of great interest to meometricians. Attached to two terra-cotta 1ablets containing deeds of sale of cstates near Babylon, Mr. Boscawen found two neatly-drawa plans of the estate: question. The “first of these is a deed ret. e to the sale of some land whick took place toward the latter end of the reign of Nebuchadnezzar. It represents an estate of about eight and 8 half acres in area, and bounded on the northern side by the canal of the goddess Banituo. The mnames ol the owners of all the adjacent lands are wiven, and the greatest care is %}\en in giving the dimensions of ‘these plots 1 “I'ne whole is divided intothree parrs of pas io- grams, aud check dimensions are taken to test thesccuracy of the work. A semi-circular por- tion on the east side is most carefully measured, both radius and circumference being given. The second plan is unfortunately in u mutilated condition, bat the remaining portions show the same care and neztness as is found in the per- fect one. The deed of sale in this second docu- ment is written on the ‘reverse of the tablet, and is dated in the reign of Darius Hystaspes. ‘The value of thesc documents as bases by which to fix both the lunar and ares measures in use in Babylonia is very great. Both these documents form portions of tae now well- kuoown, series of the Ejibi tablets. Mr. Boscawen Topes shortly to publish these Gocuments. e —a— THE DEVIL AND ST. LOUIS. Caicago, September, 1878. RosEnT TURNEY. ——— 5 Erench Journalists, From *“French Pictures in Enalish - Grenlug Sapmag, OOk b Ar. A French jourpalist is a man of weight. It may be alleged that his rezard for facts is small, that his judement on men and things have more varicty of ranze than depth, that his temper often zets the better of ml.n, and that, in his ardent desire that the world should be moved by his vrose, he breaks out into para- doxes well calculated to bewilder the wesk minds who Jook to the press for guidance. 1t may be urged that the French journalist is not overscrupulous {nor overwise; that he prefers the discomfiture of a foe to the triumphof a principle; and that he would never miss & point tosavea truth. 1t may be asserted that Lie is, socially spesking, bumptious and truculent, for that it is impossible to enter a drawing. room where he may happen ‘to be with- out being at once made aware of his pres- ence aud abasted by it, so impetuous is his flood of talk, so dogmatic his observations, so jaunty his strut, so wholly self- satisfied the cxnresqon of bis countenance. All this mai‘be said, and more; still the fact re- | mains that the journalist is a power, and one' whom men dread. Be he never so young and ignorant,—and ignorant he almost invariably is, whether youny or not,—pcople trucklc to him. He has usurped the public homage and the publie fear that were once bestowed on as- trologers and Court fools; but his resemblance to the Jjester is preater than to the astrologer, 1or, Whereas the popular belief in his divinine powers may be limited, none can doubt his pre- rogative to stab reputations irresponsibly under cover of his profession. 'The French Press laws, which have doue 0 much to keep newspapers in terror of Government, have ictt them almost absolutely free 1o molest private persons. People may challenze the journalistif thes dare, or thrash him if they can; but, except for the fear of sword-thrusts ortane—whcnls, the man plies his vocation uncontrolled, and may use his pen indifferently either as a weapon to puncture Wwith or as an_ instrument to bespatter. Nothing exceeds the pow- J er of the French journalist, unless it be his malice in using it and his conceit in boasting ofit.
