THE CHICAGO TRIBUNE: SUNDAY. FEBRUARY 24, I878—SIXTEEN PAGES, REAL ESTATE. 'de,;}f Investment .Turning ne T 5 Toe. to Real Estate, nnfldm: Cheap, Property Low, and Rents Active. Gonstant Influx of New-Comers Stimu- 1ating the City’s Growth. mportant Building Enterprises---New. Stores and Houses. The Lean Market Dull—Specimen Loans and Sales of the Week. Although it Is very. ecarly in the season, there aresizus of activity in real estate. The time pas come, i the opinion of very conservative sod careful men, when jovestments in real estate promise better than in any other com- moditys Real estate is cheap, whether im- qroved o animproved. The demand for rents pas opeoed this year in the most satisfactory uer, and ip a Way to give assurance that ere will be 3 demana for more business and * seclling sccommodatious than can be sup- Fied without additional building. One of oldest cstablished firm¢ in this city sho have been persistent bears in real estatefor gre sears, s0d have coufined their busincss al- ot entirely to Joaning, have made known an qatire change of volicy. They have bought a oy ‘blank book, bave had stamped on it, Sales ¢ Real Estate, in brignt gilt letters, and are yrising their correspondents in the East, of yhom they bave many wealthy oncs, that in their opinion the time has come to buy Chicago real estate. This firm i5 well known, cautious, od thoroughly ~responmsible; and - their pew departure is fully worth all the potice give it. These gentlemen 2o not anticipate any speculative activity in real “aate, and THE TRISUNE docs not desire to ~ise inthe breasts of real-estate deaters and Jwners ay illusors. hopes of an immediate ~oturn of the good old days of 1871 and 1872, But the unnatural deadness of real estate in the Jast few months is EVIDENTLT AT AN END. The influx of new-comers from other cities is alone an clement of growth that must renew the activity of real estate. Dealers continue 1o receive inquiries trom strangers gecking homes and places of business pere. Chicazo is growing every day, and has been_growing steadily during all the dark vearssince the panic. Merchants from New York, Philadelphia. Boston, and smaller Fastern ditics are opening stores lhere, and hose who bave bad mere azencles here are isrging their business and sciting up com- plete_cstablishments. An instaoce of this is afforded by Robert Hoe & Co., who have long bad an arency here. They have taken the larze store Nos. 150 and 182 Monroe street, near La- Salle, and will, as soon as the leases now run- Jing expire, occupy the whole butlding with a smilsssortmient of their mavufactures for the Western trade. A double movement is going on IN THE RETAIL DUSINLSS of this city. Successful tradesmen in other cities are moving in and taking up their quar- ters io the ontlying dustricts of the city, while ke tendency among city tradesmen is 1o push inio the denser part of the city. There is a con- sisnt concentration in progress, in consequence of which busiuess rents are firm, We must look beyond real estate to see the il estent of the calculations made by such firns as that spoken of above, and Field, Leter & Co., and other heavy investors fo Chicazo real cstate. Capital is accumu- lating on all sides to an extent never before wituessed. The banks report deposit lines run- ning up, while loans are decreasine. The amonnts invested in municipal, railroad, na- tional, and other @rst-class donds and stocks Tave been enormous, and uave carried up the srices £o bigch that they are no lonserattractive. Wealiby men are embarrassed to know into what to put thelr incomes. Persons of small means, who have lost confidence in savings tawks, suffer ifrom the same cmbarrassment intheir small way. With ali the talk of hard times, there is a vast army of successful mer- «ksats and manufzcturers all through the coun- 17, but espevialiv in the West. who are making Leavy profits that they NUST NOT LET LIE IDLE. People arc economizing as they mever did be- fore, and the relative 2mount of saviugs in this conntry is probably larger to-day than it ever lus begn previously. What is this money, or rather capital, to go intof Juch of it must go into real estate. Securities have been carried . ®&high by the competition for desirable inter- es=hearing, convertivle investments tnat but a mail proportion of availabic capital will here- dter seek them. Besides, it is notto be de- vied that confidence has had so many shocks, amdthe uncertaintics of the legal position of municipal obligations ore so greai, that many tepitatists are becoming afraid of putting their property where they have to trust for its safety t the fiduciary imanagement of stramers, or where it may be attacked by Litization. To all such versons real estate afl':.‘ra the finest open- inz. Real estate cannot be embezzled; it can- Dot be attacked in the courts like municival in- debtedness. Even those who argue for the superiority of compound interest over real extaTe as an ipvestrent have to admit that you Dave thebest when you can Caite the SECURITY OF REAL ESTATE and the accumulative power of compound in- tercet. These cousiderations bave been deeply weizhed by enrewd men, and they have already ‘bewrun to dct upon them. Every choice plece of productive property in the business part of tne dty that its_owner was willing to part with at prevalling prices has either been sold to strong capitalists or is mow in nerotiation. Some of the corner properties that have been sold are siciding the present. owners net incomes at the nte of 10 1o 15 per cent. The supply of such moperty for sale is about exhausted, and as Soonsequence copitalists are turning their at- tention 1o improving property. Building is dieap, brick costinz only abount 36 a_thousand inthe walt; real estate is cbeap, and the de- mand for stores aud houses is good. Al the «nditions exist to make the investment of cap- it m the purchase of land ana the ercction of #lores and bouses profitable. A number of euch ENTERTRISES ARE ON FOOT. Dearborn street is to be adorned with a struct- ure as handsome as any now standing on that thoroughiare. Mr. C. P. Thomas has planned for Mr. B. R Chawbers a five-story and base- ment business block, 50x125, in place of the brick Hores, just north of the Journal oflice, which ae W e pulled down. The cost of this Luild- iz wyl be abour §30,000. The four upper stories have been rented by William 1. Pierce & Ca. 10 Blakely & Brown for §£.000 a year. A lurze paper-warchouse, 1o be occupitd by Brad- er, 8mith & Co., is to be erccted immediaely o0 Monroe street, just west of the Adelphi Theatre. The building will be four storics bigh, sod will have a double frontage, on Monroe ftreet and Custowm-louse place. The main beilding will be 2256390, and the extension to Custom-House place 105x40. Therc are other iuportant building enterprises under considera~ tiow the_particulars of which can soon be made Public. The cost wll be §8,000, RENTS. Rents on Wabash aveaue are active. The fround floor of Brand’s building has been n‘n‘lcd for $1,200a year to a crockery house, and Bilger, formerly of Hilzer, Jenkins & Co., Das also transferred his buslness to that avenue. ¢ reneral condition of the rent market ze- mains as reported last week. Stores arein good flnmln}l in the business centres, and there is an active inquiry for moderate priced dwellings in divisions of the city. THE LOAN MAREET. The market was very dull for loans the past week. Most of tne business done was renerwals, 20d gome few purchase money mortgages helpe Ont the week’s work. New loans were scarce, there bring only one of any large_smount. Payments were Food; the crowd of delinquents Frowing graduslly smaller. CmicaGo, Feb. 23.—The letters some time since from Mr. Eastman to Tur TrinvNE, on glass-painting, have awakened more than a passing interest in this branch of art, and many are desirous of knowing something about it who never gave it more than a thought before. It is a wonder that, with the present love for the antiaue, we do not see miore painted glass em- ployed inthe decoration of handsome dwellings. It is an art that has but few, if any. devotees. Kinz Louis of Bavaria may be rezarded as the most generous aud most noted of its lovers. He did much towards clevating its principles and keeping alive aninterestin it, After found- ing the establishment at Munich for pantinz and decorating glass, he expended large sums of money in patronizing it. Among the many commissions given it by the King may be uen- tioned the windows in the Church of Maria Hilf, at Munich; this gift alone speaks volumes for the geucrosity of this Royal devotee. T do not attempt 1o give the bistory of glass- paintiog beeause I 6o tot know enouch about it to warrant any such pleasing_ undertaking, but the few facts £ know I will teil, hoping with Mr. Eastman to interest the people in this branch of art. Mr. Eastman has given, in bis interest- ing letters, much information, aud it is hoped he may sharc more of his knowled=ze on the sub- Jject with the people. The antiyuity of colored glass dates back to the fourth century, and we would e sate in be- lieving that it was in use cveu carlier than that period. as Gregory of Tours speaks of the churehes having windows of vofored sloss; he speaks of a church which existed during the rulgn of Constantine the Great, the Church of St. Paoli le Mura having windows of colored glass; but glass-painting, or painting on glass properly so-called, had its origin in the third century about the time of the first specimens of imosaic. _Some writers on the subject have attempted to prove that this art was "known to the ancients, and one writer sags: * Some consider the fact establisued bya relic of art described in Buouarotti’s obscrvations unon some fragments of ancicnt vases of painted glags.” England owes the more extensive knowledze of the art of glass-painting to France, also the knowledge of theuscof painted glass. Al- though the Italians maowactured and used patuted glass for mosaic work before, it was not until the eizhth century that they applied it to church windows. It was in the eighth century that _the knowledge of the art was communi- cated to Gernnany and_Flanders from England by means of missionaries; and in the ninth cen- tury by the same means it was carried to the North. This art derived great advantages at the end of the fourteenth century from the important iuvention of enamel painting, or the art of fix- ing the metallic colors m zlass. The fifteenth and sixteenth centurics were the most flourish- ing period it had. After that it declined, and in the cightenth century it was not keard of ; and why? Becanse it was not a fashionable art. {t was not until the nincteenth century that the first attempt was made to restore glass- ainting to its proper rank. M. T. Frank, of Nuremburg, undertook the task. _He was em- ployed as a paicter on lass at_the Royal Porce- Jain Manufactory at Munich. The Royal cabinet ot medals has int its possession s painting on miass by him of the Birth of Cnrist. ‘The works in painted glass at Berlin and Vienna are not comparable with his. Some time during the reien of James L, a school for teaching glass-paintine was founded in Engiand, By a Netherlander named Vaa Linge, who may well be regarded as the father of modern glass- painting. The practice of glass-paiuting was limited about this time, but the knowledge acquired was not lost; the improvements that h’:% becn added, snd the discoveries_which had ‘been made, were preserved: and to-day, though small the patronare, and meagre the encour- agement, wefind rlass-paintiogsilently but sure- 1y making its way to the siae of its sister arts; and at the present time, cven in our own coun- 1ry, there are glass-paintios cstablishments ex- isting whose productions are real works of art; right here at home in Chicazo flourishes an es- tablishment whose oaintings are pronounced cqual to the productions uf any of the European cswablishments. It is at ~tnis establish- ment_that the memorial window for Mr. F; H. Winston, to be placed in St. James Church, is being painted. 1bave scen the de- sign and wish I had space to deseribe it. for it ki s S W P DN ol S S D T HOUSEHOLD GOODS, : FORNITURE, CARPETS. terms’ 1o sult the FINANCIAL. The most stril this style is the requent use of the Kenaissance forms instead of the Gothic. At the present time there is no_particnlar style employed or in vogne. All the various styles are used as they happen to be fancied. The originulity of the desizn and style of & glass-piunting of to-day depends entirely on the ability and talent of the artist employed. married folis, ol complete stock of housefurnishing roms in the clty; also thot We are giving closer fizures undomore Hueral terms OuF stock com: rises everstiing ‘88 walnut furniture in hs, cook stoves and overy article war- Mamiher sute, B fuish, $50.
