16 REAL ESTATE. The Market Depressed by the Maunicipal Maladminis- tration. Bat Few Bales Reported, and Not Many Inquiries for Property. Activity in Rents---The Supply Exhausted of Cheap Stores and Houses, Loans on Real Estate at 7 Per Cente— Auction Sales---Miscellaneous. SALES OF THE WEEK. BAD ZFFECT OF POLITICS ON THE MARKET. Eales wers light !ast week. Some transactions were consummated that have been in negotia- Hon for soms time, bui the number of new in- quiries was limited. The weather hasnot yet becoms sufficiently settled to allow the subur- ban trade to open 1 its fall vigor. The intense political excitement in the city bas had & de- pressing effect on ali business, including res! estate, in the same way that the Presidential farore has often been seen to bring dull times. Apparently. the *‘Eastern capitalist” who fills ¥0 large a field in the vision of the local real-es- tate dealer has been a little alarmed by tho to- mult in municipal politics. Investments in Chi- sago property seem less desirable, when taxs- tion i8 to be levied by tho men for the purposes snd at the rates indicated by recent events. Tax- ation becomes confiscation when aseessed and fevied by men who seize their offices by frsud. The political bearings of the recent usurpation at the South Town elec- tion sre far less portentous than its certan ffects on the business and property of the city. These cannot but bo unfavorable in the bighest degree. We do not belisve they will ba perma- nent or arrest longer than temporarily the prowth of thecity. but for all that the resl estate market bas been hart by the political events of the last two weeks, and the revival hoped for bas been deferred. Property-owners ind themsclves nothing botter than unpaid trustees to transfer the receipts from their houses and stores over to the tax-gatherer. SCARCITY OF MODENATE TENEMENTS AND STORES. ‘The business of the nouse and store agents &izs been crowded into the Isst weeks of the mouth 1o a greater extent than usuel. Landlords have been more disposed than in previons years to make concessions. Negotiations between them and tensnts have been prolonzed, snd those of the Iatter who have decided to move make their sppeazance later in the rent market. The offices of the renting agents supply satisfactory evi- dences of the growth of the cify. Among the spplicants for honses and stores are many who sre removing to Chicago from the surrounding zountry and the Ezstern States. It has becoms widely known that times are easier in Chicago than elsewhers, and business better, and the ro- sult 18 to stiract an increasing population to this point. Merchants in Iowa, Wisconsin, snd other neigbboring States, who have been successfol, and seek a wider field £ oparations, are coming to Chicago to engage in busi- sess, and manufacturers are establishing themselves zere. Chicago, for instance, {s becoming a tobacco- @apufacturiog point, and tobacco manufacturers nave moved here this spring from Detroit and Ssa Francisco. The supply of small storesis exhausted. Thers is need of more of about t0x$0 feet in dimensions, and wdapted to the retail trade, in the centre of the city. Offices do not rent 50 well. This might be expected, {rom the larger supply. The supply of houses renting 286 0 570 a month is likewise exhausted. There ia ©0more pressing need of the ‘city at this time than the erection of several hundred two-story brick houses sear the centre of business. There arz two districts Sow open to this improvement, and unsvailable for very many yesrs forany other. Tbese are that large ter- sitory uncovered Ly the fire of 1374, and Iying slong Wabash avenue, Third and Fourth avenues, snd o the cross strects. Exzcepting. the improvements on tate etrect, and a fow structures on other strests, this large district baslain idle for pearly two years, Itis capsble of giving shelter to bundreds of families, whoso presenco would support a very active Tetail trade on Wabash avenue or Stats street. The rame remarks are true of the Uhlich tract, south of Twenty- pecond street and west of State street, Here are 0 acres, This tract would carry 600 bouses, and would support from 60 to L0ub families. These are the two Iocatities an_tho South Sids where the domand for ‘moderate-priced houses ezn ba satisfied to most ad- Vantsge 10 tenants and landlords. It iz not likely that apy mare profitable use could be made of the property for many Fesrs. Particularly does it seem poor poticy o allow the locality of the fire of July 14, 1874, to re- main unproductive any longer. If its owners wait £11§¢ % wanted for stores, they will loss the valuo of in interest. What are wanted there now, 2‘““:2&'."!1’0“ of modest, comferiable THE CHICAGO TRIBUNE: SUNDAY, APRIL 16, 1876—SIXTEEN 'PAGES. ‘brick houses, sfier the Philadelphia or Baltimors style, Several changes of interest will be made this &pring 1n the localities of different trades. The movement of the dry gooda wholeasls trade to Monroe atreet will bo supported. Railroad officea re gathering in the vicinity ©f Dearborn and Washington streets. The Chicago & Danville Eailroad haa rentod offices at 88 Washington street. The Stsr Line (Penuesivania Railroad) will g0, May 1, to_the corner of Dearborn and Washing- t0p streets; the Empire Line (J, Stockton & Co.) have taken guarters at the corner of Dearborn snd Ran- dolph streets, and the Merchants’ Dispatch will bava 1ta headquarters at 95 Washington street. —_——— THE LOAN MARKET. A QUIET WEEK. Businees the past week has been very quiet. 8o far this month there is a marked falling off from the corresponding figures of last year. Necessitics ars probably not 8o great. Moreover, thers have been no large corporations placing loans on the market, which in previous years have formed sn important and considerable jtem. In tho month of April, 1875, the Calumet and Chicago Canal and Dock Compnoy and the Cook County Land Compsany both effected large Toans, but this year there is nothing to show be- yond the monéy borrowed by private individu- pls. Thoe rates of nterest are unchanged. Some parties are offering monoy st 7 acd 7% per cent, but the security must be A1, both as copcerns property and Dpames. Loans at 73 per cent aranot mew things. New and ihen, once in avesr or 5o, some euch loan crops to the surface. There was ome last year on the Major Block, there wera ons or two the year previous, and ibere has been ono this ear of $30.000,~—on 2l feet, porth front, on Monroe street, between Clark and Dearborn streets. The more important losns of the past week are one of £10,000, at B per cent; ono of $30,000, at 8 per cent; and one of $9,000, at 9 per cent; the torms of all of | which ars five years, and the property mortgaged of the choicest description.
