No sensible man will buy ground without going to look at it., walking over it, and around it, and all around he neighborhood of it. Thero are people wha buy lots without these preliminaries, but, in niue cases out of ten, they sometime wish thoy badn't. Instance the * Boulevard Addition” of Georgo 'W. Scott, and soveral gimilar “ suburban " addi- tions, two of which wo call to mind now as “south of and adjoiuing the town of Hyde Park.” During the few days of pleasant weathar in the first half of this week, there was a percepti- ble increase in the inquiry and negotiation for suburban lands, but the activity has declined with the mercnry in the thermometer, and it is not probable there will ‘bo much done until the advent of milder weather. Considering tho difiiculty of negotiating reat estato paper during the past month or two, it is a little remarkable that the volume of transac- tions has kept up so well. Many of those who speculate in land depend on the sale of the pa- per they take in the sale of one piece of ground for money to buy another, and the difiicalty of eelling the paper this wintor has been the means of greatly diminishing the number of sales. The demand for single lots &t prices ranging {rom 2560 to §1,000 has not been affected by the stringency of the money market, because the purchasers are nearly all mochanics or salaried men who have had the money lying in savings ‘banks for that se. The supply of money offered by brokera and loan agents is, however, increasing, and it is pretty eafe to predict that when the grass begins to sprout speculation in suburban property will be a8 active 23 in any previous spring. THE PLAN OF “MAXING REAL ESTATE PAPER™ to sell, has been resorted to in a good many in- stances lately. ““A” owns s ten-acre tract in the suburbs, or has built s block of dwellings, or a business block, which he wants to sell for, eay. #£100,000. Failing to find = bons fide purchaser at once, at that price, he gets somefriend, “ B," tobuy it nominally for 3125,000. *‘B"getandeed to the property and gives his notes and a mort- gage back for 3100,000. With the mortgage and the 100,000 of notes representing four-fifths of the nominal purchase money, “‘A” goes to soma other city and sells thenotes and security to “0C," who thinks that it caonot bo & bad investment if “B” was will- ing to pay 225000 down and give his notes for the remaining $100,000. When the notes come due, B is, of course, unable to pay, and, having never paid the $25,000 in the begin- ning, does not care; C either forecloses, or the property is transferred to him by sgreement, and'the net result is, that C hss bought the property for just the price he could have bought it of Afor. It should not be understood that this is a common practice, though it is known to have been done in & number of casee. Many of these fel- lows have respectable-looking oftices, and make 2 ehow of legitimate business, calculated to ce- ceive even somo reasonably shrewd purchasers. Many of them get, by some hook or crook, res- ommendations from respectable and honest peo- ple. In short, these real estate swindlers are assuming such an slarming degree of plausi- bility, and are got up in kuch elaborato ways, that in many cases it is difficult to prove the awindle legally. and yet it is apparcnt to common sense. The swindlers are, in many instances, €0 _well posted in the law that thoy defy it, and if tle press makes the charge, it is at thie risk of a euit for libel. 2 A REAL ESTATE BWINDLER COME TO GRIEF. Lot C. Whitford, a well-known dealer in water lots and_subdivisions of divers swamps in Hvde Park and Lake Townships, was arraigned on Fri- day before Justice DoWolf, and held to bail to azn- swer at tho Criminal Court to a charge of swind- ling, proforred by Joseph Platt. Soveral of ‘Whitford's victims were in Court ; others aro al- most daily turning up, and the frospect is that, for some time to cotne, he will be_sufficiently busied with past real estate speculations to have little leisure or inclination for fresh enterpriges. His plan of operation was somewhat original. His agent, or “pal,” advertired in Tiz TRISUNE for furniture, hoises, wagons, Western lands, eic., in exchange for suburban lots.’ Inquirers would be shown some nico-looking vacant land in some attrac- tive locality, as tho property of Whitford, ond & trade negotiated by the agent. Whitford takes the property offered in exchange and gives a deed of eome swamp lots, five or cight miles distant from the spot shown to the nnsuerncting victim. Theso being usually ignorant lal farmers, poor widows, strangers new to the city, unaware of the in':Forhnce of an sbstract, and unable to fee a real estate lawyer, thinking of nothing 0 much as a little cottage on their *‘suburban lot,” take the *prominent real estate dealer at his word, and scores of them nrngfier- haps yet ignorant of the fraud which has boen practiced upon them. Whitford's escapo dodge was, of couree, his ignorance of the fact that tho sgent had shown the wrong lots; while the agent, in his turn, pleaded that he never eax the deed, and did not know its contents. No other field for the Chicago swindler is at present o fertilo as the real estate business, aud none i more industriously worked. For the reputa- tion of the city, and the interest of all honorabia dealers in real estate, it is to be hoped that the fate which, at least, overtook Fuller & Rain- forth, may soon be vislted upon somo of thesa miscreants who live by ficecmi the honest, un- suspecting seckers of humble homes in Chicago. Tre of all this trickery was that Cohn & Co, £o! sesaion of the 24,500 worth of wxoods, aud etz got the thirty worthless swamp fots.
