NESBITT, Casper Real Estate Board: A good many people do not care to list their property for sale nor consult a realty firm when they wish to purchase a property, the reason being that they think that money can be saved by dealing direct with the owner. and in nine cases out of ten p: This is a mistake roperty so purchased is either purchased at a very high price or else sold by the seller at too low a price. Prices on property am glad to say that the understanding are generally set by a standard of|which the general public now has is what the neighbor gets on a previous sale, not based on a cost system nor @ prospective increase in value due to expansion. When property is listed with a Re- liable Realty firm, that firm first wants to know if the value is really in the property; they take into consider- ation the location, the size of the lot, the direction it faces, and wheth- er it be on water, sewer, gas and light lines, whether it has street improve- ments, sidewalks, etc., that go to form a resource, and if the property is over priced the listing will be declined. In other words a reputable firm does not care to spend its time in working on a listing that they themselves would not consider a good purchase, or that they are not willing to recommend. In many other cases, owners desire to list their property at a figure that is as small in comparison to the value, as the other might be too high. In this case, the owner is basing his cost on what the property might have cost him several years ago, not hav- ing taken into consideration the in- crease generally in the cost of con- struction, the growth of the city and surrounding property and so forth, which warrant an increase in value. In this caso the owner is informed that the property is worth more and | the amount that he fs willing to sell for is increased. Another reason that it is the wis-| er thing to purchase of sell through a Reliable agency 1s because A firm of | this character, of which there are many in Casper, takes pains in see- ing that both the seller and the pur- chaser are fully protected as to the Title, and to the manner in which con- tracts, deeds and abstracts are pre- pared, insuring no come back in the future and therefore paving the par- ties concerned much trouble and| money in the final closing of the deal. The importance of this feature is recognized only by someone ‘who has not had protection of this char- acter or who has made a sale direct, | preparing the papers himself and find- ing later that they had been improp- erly prepared. Years ago the supposition was that the real estate dealer was a grafter, incompetent, a mdocher, one that had failed at other lines of endeavor and had gotten into the real estate busi- ness to get as much as he could get with just as little work as he could do, working on skin-game methods |tate is concerned but even entirely different. The real estate dealer of today to make a success must work. He must grasp every opportunity, he must look far ahead, more so than in any other business; he is by necessity a dreamer, a visionary, one who can look ahead for ten years and more, see a village grow into a town, a town into a city, and must see through eyes that which experience alone has taught him to see. He must be an optimist and not a pessimist. If he is a pessimist, he will be a failure in his business. He must see things from every angle, more so than in any business you might mention. Casper has been very quiet for the past six months, so far as the moving and turning of real es- at that it has been much better than any community in the country. The future was never so bright and much reward will come to the investor who proper- ly buys at this time the right kind of Property. As to prices, I can only | say that in our estimation we are not going to see any increase above the levels of the present values of Cas- per property, especially as to resi- dence property, becauge the cost of building” is declining, or has already declined and the bottom is just now about reached, and. again becayse without principal_or sc:uple, but IT values have not been on a very stable footing..The demand_for_rest- dence property will help keep up the preseeit prices but there will natur- ally be some decline. Business prop- erty will ‘nold its own because the re- turns frum such investments are so satisfactory and because the demand for such property is several years ahead of present supply. * With the loosening of money there |i will be. much new building in Casper building that is much neeved and which will stretch over a period of years. We must not be afraid that the city is of muchroom growth, for such ig not the case, an anyone who is familair with the oil development of this state can appreciate that Cas- per has not by any means reached her growth, and that there is no rea- son why she should not reach the size of Tulsa, Oklahoma, or even surpass it in time. While we have not the agricultural resources that Tulsa may have these we will have, and even surpass, with the coming of irrigation Projects now planned and which will just as surely come as day follows night, and which we through our cit- izenshtp and our associations can help bring to a quicker ‘realization.
