Launched on a major building boom to care for the city’s rapidly increas- ing population, residents and local contractors made plans for the con- struction of 12 new homes, three apartments and several private ga- rages during the last month. ‘When the construction work is com~ pleted this fall, the Capital City will have a new high school, an addition to the federal building, approximate- ly 50 new houses and about 30 private and company garages. NHA to Insure Credit By @ recent amendment to the N#A, the federal administration may now insure credit advanced by ap- financial _ institutions in amounts up to $50,000 for the purpose of repair, alteration or improve- ments of apartment houses, hotels, offices, commercial buildings and manufacturing establishments. The new rulings make credit avail- able for the purchase and installation of “such equipment and machinery, with or without any structural changes in the buildings, as are pe- culiarly adapted to the business and necessary to the operation.” It is also explained by the housing administration that, under the new rulings, the credit risk rating of ap- plicants for modernization credit up to: $50,000 will be largely left to the respective approved lending istitu- tions. Credit advanced by such in- stitution will be insured by the fed- eral housing administration. When heavy bath- room equipment and masonry floors are installed, additional joists may be necessary. Also bridging blocks installed between the joists and spaced about 2 feet apart are some- times used to obtain added stiffness. A—Paint experts say to paint the board with any ordinary black paint which will dry with a gloss, then to apply a coat of drop-black or lamp- black oil paint which has been thinned with a japan drier, consist- ing of 1 part of spar varnish and 3 parts of turpentine. This mixture will not only dry a dead black but its binding quelities will make it adhere more closely to the black- Q—I expect to install a bathroom in an old home. This growth of cry- stals on the surface is known as ef- forescence. It is due to the evapor- ation of a salt solution which leaches out of the walls. The presence of efflorescence us- ually indicates that water is seeping through the walls or masonry joints, carrying soluble salts to the surface. In such cases the walls need protec- tion against penetration by moisture. Efflorescence usually appears after long rainy periods. The amount and character of the deposits vary widely! and may or may not be soluble. It is common for masonry or mor- tar to contain at least small quan- tities of calcium hydroxide. When water gets in the walls this chemical compound dissolves, forming a solu- it combines with carbon dioxide in the air. The result is an efflores- cence of calcium carbonate. This white deposit is very slightly soluble in water. However, it may be dissolv- rubber gloves and wear goggles for protection when applying the acid with a stiff brush. ee The use of Moorwhite Primer as a priming or first coat under Moorwhite or any other exterior paint, on new wood, or old painted surfaces, is strongly re- commended. In the case of lime used to increase the workability of stucco or mortar, it should be of high-grade material and as free as possible from calcium sul- phate. In fact, a minimum of efflor- escence may be expected through the use of high-grade masonry materials which are comparatively free from soluble salts. Stucco applied in hot, dry weather should. be sprinkled lightly and fre- quently to prevent evaporation that a acound skylights, rain and ition which seeps to the surface, where| would render the stucco weak and |porous, paving the way for excessive efflorescence later. AR TRIBUNE, MONDAY, JULY 1, 1935 70,000 to Bismarck Building Plans SIMPLE PROCESS IS Soil Grading Is Urged USED 70 ELIMINATE Small ‘Wedges Driven Between Subfloor and Joists Will Prevent Annoyance Floor squeaks often can be elim- inated. To locate them, walk back and forth over the floor from one end of the room to the other, mak- ing each trip about 2 feet apart. Walk slowly and rest the weight firmly on the floor with each step. Then walk systematically back and forth across the width of the room. Mark the exact places on the floor over which the squeaks occur. Measure and record the distance to the spots from the sides and ends of the room. Tf the joists on which the floor is laid are exposed on the underside, it is then possible to locate the squeaky areas on the underside of the floor by using the measurement data ob- tained in the room. Where cracks occur between the flooring and the Joists, it is likely that small wedges driven between the subfloor and the Joists will prevent further squeak- ing. It may be necessary to jack up and level any sagged or defective joist and then reinforce it with Planks spiked to either side. In other cases, especially in the case of floors which seem springy or give when walking over them, in- sufficient rigidity may cause the flooring strips to slide slightly against each other, causing a squeak. This is most likely to occur when one of the flooring strips is not straight. It is sometimes possible to eliminate sueh a squeak by driving a finishing nail down through the crack between the two pieces at the point where they rub together. Before driving the nail, insert a thin wedge to spring the two flooring pieces apart so that the nail, after being driven, will hold the pieces apart and so that it will not cause damage when driven, Ldkewise, care should be exercised in using the wedge so as not to damage the edges of the floor- ing strips. The National Housing Act makes it possible for home owners to repair floors with insured loans obtained from private lending institutions un- der the modernization credit plan of the Federal Housing administration. PAINT FOR LIGHT It is good practice to apply a white or very light-colored finish in paint- ing light shafts, inside courts, ven- tilated skylights, and other walls which enclose areas within or between buildings and which contain open- ings intended to admit sunlight or daylight. This will make possible a maximum of light reflection to the interior. A dark red light shaft, for example, will only reflect about 15 to 20 per cent of the light that enters it, while a reflection value as high as 80 per cent may be obtained in a shaft painted with a white or light- colored paint. Where a plumbing stack or a soil pipe of large diameter must be con- cealed in @ wall, it is considered good practice to use framing lumber 2 by inches in size instead of pipe and provides additional interior wall space. Better ventilation is per- mitted so that there is little danger of the wall becoming damp from con- ete. Water drain- ing down walls during rainstorms and accumulating in soil pockets saturates the soil against basement walls and causes damp cellars. All sunken places around the foundations should be filled with fresh soil. When possible, there should be sufficient soil so that it may be graded with a slight slope. away from the house. This assists in draining the soil which is next to the house. After filling in and grading the soil, exposed foundation walls should be thoroughly cleaned and painted, if necessary. No rubbish, leaves straw, or other litter should be left against foundations. After walls are conditioned, owners may then pro- ceed with landscaping around the house, such as planting shrubbery and flowers. Modernization loans for making desirable home repairs and improve- ments are available through private financial institutions approved by and cooperating with the Federal Housing administration. Hall Closet Adds To Home Comforts A coat closet installed in the main hall of a home is a modern conveni- ence which may be financed under the modernization credit plan of the Federal Housing Administration. The size of the closet will necessar- ily depend on individual requirements and the space available. A closet adequate for home use may be built with inside dimensions 20 inches deep and 3 to 4 feet wide. This depth permits hanging coats on ® pole running the width of the closet, centered at the 2 sides about 5 feet above the floor. Hooks may be placed on the walls, if desired. Two shelves spaced about 12 inches apart may be installed above the rod. The walls of an areaway should be made of water-resistant masonry con- struction and preferably be damp- proofed on the outside. Furthermore, they should be built into the founda- tion wall as an integral part of the house. How Width Is Governed The width of an areaway is gov- erned by the width of the basement window. It should not be wider than necessary. The distance between the foundation wall and the outside wall should only be sufficient to ad- mit the necessary light and air re- quired in the basement. If the area- way is larger than necessary, there is an unnecessarily large opening for snow and rain water to enter and accumulate. The smaller the open- ing the more it will be protected by the eaves of the house and any other projections above the basement win- dow. The bottom should be at least 6 inches below the sill of the basement window. It is good practice, when possible, to have a drain in the bot- tom. This is especially desirable if the areaway is covered with a solid floor of water-resistant construction.
