The government has provided @ uniform application blank for the use of home repair borrow- ers. After this is filled in and approved, the lending agency makes out a note for the amount loaned, calling for pay- ments monthly or as agreed upon between lender and bor- rower. This note requires the signature of the borrower, and (except in special cases) if the borrower is an individual and is married, also the signature of wife or husband. No other co-signers or endorsers are re- quired. How much may I apply for? From $100 to $2000, depend- ing on your income or ability to pay, for improvements on any one property, and in con- nection with not more than five properties unless approved by the Federal Housing Adminis- tration at Washington. ‘ . How long may the loan run? For any number of months up to three years, although this time may be extended in ex- ceptional casés by special per- mission of -the FHA. What security do I need? May I pay the note in full be- fore it matures? , Yes, at any time. And if you do so, a reasonable rebate will be allowed for repayment, if charges have been collected in advance. May I make more than one payment at a time? Yes, as many as you wish, but such payments should be in exact multiples of the agreed payments — that is, if monthly payment is $10, larger pay- nents should be $20, 30, etc., odd sums, such as $18 or $25. What if I am late in making my payment? If you are more than 15 days late, this tardiness incurs an extra expense on the lending agency; therefore, the financial institution should be reim- bursed in part at the rate of not more than five cents for each dollar due. If you keep on being delinquent in your payments, the financial agency will have to take legal steps to collect all that is due on your note, and that will cost you an additional sum including (1) earned interest at 6 per cent a year; (2) “late charges;” (3) court costs, including fees paid for issuing, serving and filing summons; (4) attorney's fees not exceeding 15 per cent of the amount collected on the de- faulted note; (5) handling fee of $5 for each note, if judgment is secured, plus 5 per cent of the amount collected after re- turn of unsatisfied property ex- ecution.
